For Sale By Owner, 487 Adobe Rd, Penngrove CA 94951 $499k ...

Most agents avoid ?FSBO? homes like the plague even when they offer ?Broker Co-Op? and go on the MLS via a ?Listing Only? broker. The reason is simple, most people selling their own home don?t know what they are doing, which makes consummating a deal difficult and sometimes impossible.? I spoke to this owner at some length and would be entirely comfortable doing a deal with her.

This 1 acre parcel is the result of a lot split, the map is expected to be finaled in the next few weeks according to the seller. I suspect that this is a good part of the reason the property has not sold. Financing is difficult until a map is finaled, even if the preliminary Title report shows no problems.

The house was built in 1918 and is 1050 sq ft, the workmanship is excellent and the materials are all of good quality., this place was rebuilt from foundation to roof by people who knew what they were doing. The road noise was not bad inside the home, but very perceptible outside. The landscaping is better than average although much of it needs to grow in. The Water tower looked solid and it has a number of potential uses and the other outbuildings looked good as well. The sellers are losing money on this one.

My buyers did not like the road noise or the laminate flooring. I liked the house and if I represented a buyer would offer 95% of the asking price and see what happened.
